As far as we know, we're the only rental managers in Laramie who provide complete rental information (including rents, availability dates, and actual pictures of the units) right here on the Web. Rent early for fall 2008

Coming to Laramie in the fall? If so, don't wait until mid-summer to rent. All of the best units are available in spring and early summer, and rents increase and the selection narrows as fall approaches due to demand from incoming University of Wyoming students. If you rent in the spring, you may actually save money over the course of the year, even if you pay a couple of months' additional rent. You'll probably get a better unit, and moving will be more convenient. because your unit will already be waiting. You'll also have space available to sleep in when you visit and/or for summer storage.

We give tenants with good records a chance to renew until 45 days before their leases expire. So, the best time to check this site is roughly 45 days before you would like to start renting. We always list everything that we know will be available within the next 4-6 months on this page, so please do not call or write to ask us if we have any vacancies that are not listed. If we have something to offer, it's here! We also remove units from the list, or tag them as rented, within a few hours of leasing them. So, what you see here is what we have in inventory. Please note that we cannot hold a unit open and unrented for later rental. We must rent from the availability date listed below (or, if the unit is listed as being available "Now," as soon as possible).

All of our leases must end in the summer, so availability is limited during the winter months. However, we occasionally have winter vacancies due to emergency situations. If you can't find what you need here, or if we have nothing available at the moment, we recommend that you check the listings in the local newspapers. This furnished efficiency apartment is like having your own private single dorm room, complete with its own kitchen, for less than you'd pay to live on campus or even to share a house! Comes complete with furnishings (including shelves and a bed with a built-in bureau), so there's no furniture to buy. It's move-in ready! Recently refinished hardwood floor. With all utilities included except for cable, phone, or Internet (the building is wired for Internet service from LARIAT, so if you want Internet it's only $30 per month), this is one of the most economical living spaces you'll find in Laramie. Why are we renting it for significantly less than many similar units? Because, due to the way the house was converted into apartments many years ago, the occupant of this unit shares a large private bath -- but nothing else! -- with one other person, dormitory style. The bath is in the hallway just outside the two apartments that share it, and has a pushbutton combination lock. BIG two bedroom, one bath apartment with washer/dryer. (Not just hookups; we provide the appliances!) This is one of our nicest units. It's not a "cookie cutter" apartment in a complex, but part of an old farmhouse with real character. Spacious living room with hardwood floor is great for entertaining. Both bedrooms have tons of closet space. Bath has full tub (not just a shower) and is reached via the south bedroom. Great live/work space. About Utilities

When you compare rental units, it's important to take included utilities into account. If you don't, you may find yourself paying much more than you expected. As Weather Underground's normal temperature chart shows, the temperature in Laramie drops below freezing each night for more than half of the year. Our electric utility, Pacific Power, has just been granted a 15% rate increase and is suing for more. Natural gas rates in Laramie hit record highs this winter -- and, according to former Federal Reserve Chairman Alan Greenspan, are likely to go higher.  And as if the cost of the energy itself weren't enough, the State of Wyoming adds 6% sales tax and the City of Laramie tacks on a franchise fee, which just increased. The University of Wyoming raised rents 10% in 2006 and 5% in 2007, mostly to cover utilities. As a rule of thumb, if you rent a unit without utilities included, you can expect the total cost of utilities to average about 1/3 of your rent. Be sure to take this into account when comparing units that include utilities with units that do not.
 
If you rent a unit with gas and electricity included: If you rent one of our units which includes gas and electricity, we assume the risk of all energy price fluctuations. We save you money on gas and electricity by estimating how much everything will cost and dividing the costs up between the units in each building according to square footage and estimated hot water usage. The amount you pay is the same every month (no surprises!), and you don't need to undergo multiple credit checks, deal with several monthly bills, or pay hundreds of dollars in deposits to the gas and electric companies to get service. When we provide heat, we do it via a single, energy-efficient heating system that serves the entire building. We will even provide you with energy-saving bulbs for your own fixtures. (They're just as bright as regular bulbs, but use less electricity; this helps us to keep the energy component of rents down.) We make no profit from included utilities; the savings go to you, the tenant. The only things you pay for yourself are your own phone, cable TV (if you decide to subscribe), and Internet (most of our buildings are wired for high speed service from LARIAT -- less expensive than DSL or cable modem). There may be a small electricity surcharge if you have a waterbed (yes, we allow them so long as they have liners).
 
If you rent a unit without gas and electricity included: Even if you're paying the energy bills, we do our best to help you make ends meet. Most Laramie tenants (but not ours!) are at the mercy of whichever gas supplier the previous tenant chose, due to Kinder Morgan's so-called "Choice" gas program. If the previous occupant of your unit chose an expensive gas supplier or rate, you have no choice but to pay the higher price even if your neighbors are paying substantially less. But if you rent one of our units, you'll get the benefit of the rates we've painstakingly selected or negotiated as a large customer. We haven't been able to obtain negotiated rates for electricity; however, we've installed energy-efficient lighting so that our units use less electricity.

Location, location....

The area surrounding the University of Wyoming is one of the best places to live in Laramie, whether you're associated with the University or not. All of our units are in quiet residential areas within easy walking distance of UW, Historic Downtown Laramie, and shopping.

If you are a student, staff, or faculty at UW, you'll be especially glad to know that all of our units are closer to the University of Wyoming Classroom Building than any of the University's own dormitories or apartment complexes. Being able to get to campus quickly without driving is a key requirement, because the University has just eliminated the 179 convenient parking spaces which once surrounded Prexy's Pasture (the main quadrangle that contains most of the school's academic buildings) and adjacent to the Classroom Building. This has created an acute shortage of parking near campus. A promised parking garage hasn't materialized. Commuters are forced to park in a distant lot, far east of the core campus, or to pay for the privilege of parking in slightly closer ones. "Express" shuttle buses deliver passengers from the free lot (but, ironically, not the paid lots) to only two locations on campus: the Union and the Classroom Building. (You may wait as long as 15 minutes to catch the one that goes to the Classroom Building -- and this doesn't include transit time.) There's another shuttle route that goes to more locations, but it takes a full 30 minutes to circle campus.

As if all this weren't enough, the express buses stop running at 6 PM, and cars cannot be left in the lot overnight. So, if you stay on campus after hours to study or participate in extracurricular activities, you'll have to wait for the non-express bus or make the long trek back to your car on foot. UW has also raised fees for parking permits to unprecedented levels: $90 for students and $132 for staff and faculty. (Faculty and staff members asked the University for a reduced rate for employees with salaries less than $30,000 per year, but the University refused. This means that many of these employees will contend with students for on-street parking near campus.) Another surprise: Previously, parking permits weren't required during the summer when the campus is not crowded. But under its new policy, the University requires them all year long.

Finally, the City of Laramie has just recently enlarged the area surrounding campus where parking can be restricted to residents with permits. Parking on the streets surrounding campus is already severely limited, and this measure will limit it still more. So, commuters who try to park on the street near classes will have a difficult time finding a spot.

Bottom line: If you're at UW, it truly pays to live close by and bike or walk to avoid the parking crunch... and we can help. All of our units are close to campus. In fact, as we've already mentioned, every one is closer to the UW Classroom Building, Pharmacy School, and many other UW academic buildings than UW's own dorms. They're also much closer to groceries, the Laramie post office, downtown, video rental, and a wide variety of restaurants (burritos, bagels, pizza, coffeehouses, and more).
 

How To Lease (Please read!)

If you're interested in renting one of these units, please fill out a rental application. Click here, print the page, fill it out, and bring it when you come to see the unit. (You can also FAX the completed, signed application to us; call for a FAX number if you'd like to do this.) Please complete one application for each adult who will be living in the unit, even if you are married. (This is due to Wyoming state law. Wyoming is not a community property state and treats married couples as separate individuals for the purpose of finances, contracts, etc.)

We pride ourselves on being attentive, tenant-friendly rental managers and taking good care of the properties we manage; after all, our tenants are our neighbors! We advocated the passage of the new Wyoming Landlord/Tenant Act when many landlords opposed it. We always require a lease, as this protects both you and us. Our leases are written in plain English with no "fine print." The security deposit is equal to the monthly rent. We ask that you pay the security deposit on or before the date when you sign the lease, and the first month's (or partial month's) rent upon occupancy. (Unlike some Laramie rental managers, we don't ask for the last month's rent until the beginning of the last month.)

Due to market conditions in Laramie, all lease terms must end between May 15th and August 15th. We regret that we cannot sign a lease that ends outside this period. All leases must have a fixed term; we cannot rent month-to-month.

Each of our units contains a stove, refrigerator, and oven. If an apartment is rented "furnished," it contains a full complement of furniture but not hotel-like amenities such as linens, dishes, and silverware. If you rent a furnished unit, please expect to use the furniture that's provided. Due to limited storage space and the difficulty of moving furniture around, we can't remove furniture from a furnished unit.

We favor quiet, serious tenants who do not create disturbances or violate laws or ordinances. Wyoming law makes it a crime for a rental manager or owner to allow underage drinking or use of illegal drugs on the premises. Therefore, our lease does prohibit large, noisy or open parties, gatherings at which minors consume alcohol or illegal drugs, or illegal activity of any kind.

 Our Pet Policy

The overwhelming majority of rental property managers in Laramie simply will not allow uncaged pets -- that is, animals which are not permanently confined to a cage or tank -- at all. This is because they have been forced to repair thousands of dollars' worth of pet damage. However, because we like animals ourselves and understand the affinity people have for their pets, we will allow one (and only one) uncaged pet in specific units so long as certain conditions are met. Please understand, however, that we can't allow pets in units with central forced air heat (which would distribute pet allergens to all other units in the building) or in units whose floors or floor coverings are likely to be damaged by pets. Check the third column of the table above to determine whether a unit can allow a pet.

Uncaged pets require an additional pet deposit and will be allowed only with a reference from the manager or owner of a previous rental property where the pet has lived. (Sorry, but the reference must be an impartial third party and not a friend or relative.) Your pet must be mature, as we can't afford to provide the training ground for young animals. Also, the animal must not prevent us from entering the premises in an emergency to make repairs, so we cannot accept large or territorial dogs. Because we want to maintain attractive properties with good landscaping, our lease requires that dogs be walked off the premises, rather than merely being let out the door to do their business in the garden or chained outside.

Bona fide, trained service animals used by blind and/or disabled individuals (e.g. Seeing Eye dogs) are, of course, allowed on the premises at all times, though we do ask that their owners be considerate of tenants with allergies.

We do allow most caged rodents, reptiles, fish, and other animals that are permanently confined to a cage or tank, though we need to know that they'll be there, approve them, and note them on the lease. (We wouldn't want to turn off the power to do repairs, for example, without knowing that a tank of tropical fish depended upon the electricity to survive.) We also ask that, if the enclosure is made of wire, precautions be taken to protect floors and floor coverings from objects ejected through the bars. Usually, this simply means covering the floor around a bird cage or putting a rodent cage in a plastic tub.

Unfortunately, if you have more than one uncaged pet, you will have difficulty finding a rental unit that is in good condition in Laramie and should probably consider buying instead. Housing prices are very reasonable in Laramie, so you will likely come out ahead financially -- especially if you expect to live here for two years or more. We're not licensed brokers ourselves, but we know the local real estate community and can help you locate a reputable seller's or buyer's broker.
